It takes 3 things to get the highest and best offers, when selling your home.
#1 Price it right.
What is right? It is the price the market shows it will sell for based on similar, local sales and what your competition is.
When a home goes on the market, it gets the maximum attention and traffic and has the highest chance of finding a buyer right in the beginning.
If the home is priced too high, no one looks at it and the heaviest traffic opportunity is lost. After 30 days, you must deeply consider dropping the price to recreate that first opportunity buzz. But a price reduction does not have the same luster as a new, on the market home. When the home has been on the market greater than 60 days, people think the home is overpriced or it has problems and it starts attracting bargain hunters. Even your best offers are now lower than market, because bargain hunters think you’ve got to be desperate by now.
If you price your home too low, your home will sell fast, but you’ve settled for less than maximum return, which means you walk away with less in your pocket. To sell it fast and still get top dollar, it is called highest and best and that’s what I do.
If you choose me as your Realtor®, I will perform a Comparative Market Analysis to determine pricing. A CMA will determine what the market says a buyer would be willing to pay for your home. A CMA is a compilation of all similar homes in the area that have recently sold, and for sale, and pending or are under contract and adjusted to reflect it’s condition and attributes compared to others. For sale properties are it’s competition and sold properties are real dollars someone paid. A CMA will have two figures. The maximum the market says someone would be willing to pay and the minimum.
#2 Availability and timing.
What is available? Opportunity is 100% timing. When the right buyer comes along and they are ready to make a decision, you must be available to answer their questions. When will this occur? No one can predict. So, you must be available to answer your phone, texts and emails 7 days a week from early to late. I’ve taken calls, texts as late as midnight and as early as 4am!

#3 You must be an excellent communicator.
