I am an expert in the field of real estate. But, through my experience, I have found two reoccurring issues that greatly influence the success of a sale. I make two promises to do my best, not to let them affect the sale of your home!
What we will do to get you the highest and best price for your home.
Promise #1
I work full time as a Realtor®. I work 7 days a week and I promise I will do my best to streamline the viewing scheduling of your home.
Very few buyers shop for a home Monday thru Friday from 9am to 5pm. The most common “Full time” agent’s availability. They call at 8pm on Friday and 4pm on Sunday. I tell people, I’m always open. And back it by answering my phone incredibly quick.
Why is this important? Timing is probably second to price in importance. Not only do I answer the phone 7 days a week, but I need to be there when the right buyer comes along, to get the highest price and in the least amount of time. I’ll do my best to be at each showing of your home, if you want me to be present and to promote it’s beauty and features to the potential buyer. By being there, I can answer any questions on the spot to keep the potential buyer engaged. And, I’ll follow up to get some feed back to share with you. After each showing, I’ll give you as much feed back as you want from each potential buyer so we can adjust to the changing market demands.
Promise #2
I promise I’ll do my best to be at each inspection, including the appraisal, to emphasize your homes features and get you the highest possible, but fair appraisal.
Why is this important? A very important part of the sales process is the home’s inspections and appraisal. A home value appraisal is an opinion, not a fact. Banks loan money based on real estate appraisals not on the sale price. The appraiser may not be from your area, not know your market, your street and certainly, not your home, like I do. An unfair low appraisal could cause the financing to crash, leaving you with an eager buyer but without enough cash to bring to closing to make up for the difference, delaying the sale even longer or forcing you to have to reduce your selling price. Let’s be clear! I will not change or interfere with an appraisers opinion, which is a Florida Real Estate Commission (FREC) no-no, but I will provide what I know as fair comparables. After all, it’s our business to know your area. But in the end, pricing is ultimately in the hands of the appraiser.
